Züblin building hybrid timber complex above metro line in Munich

German-based Strabag subsidiary Züblin secured a turnkey contract to build the LOVT Vibe office complex in Munich’s Werksviertel district, using a hybrid timber construction method designed to meet high sustainability standards.

The project is is under development by Union Investment and Hines, with the contract value listed in the “high double-digit million euro” range, according to Strabag.
Designed by architecture firm Snøhetta, LOVT Vibe forms the second phase of the larger US$1-billion-plus LOVT Munich urban redevelopment scheme and will deliver approximately 16,000m² of flexible office, conference, retail and restaurant space.
The six-storey structure will include two basement levels and a ground floor, with features such as planted terraces, a 1,100m² public town hall area and more than 250 bicycle parking spaces. The building is targeting LEED Platinum and WiredScore Platinum certifications.
Züblin Timber will deliver the hybrid structural system, a construction method Strabag said has a proven track record in large-scale commercial buildings. The complex will also feature an underground ice storage system paired with a heat pump for climate control, alongside photovoltaics and smart building systems to support low-carbon operations.
The site, located on a former parking garage, is said to present logistical and engineering challenges. Part of the structure will be built beneath the elevated Medienbrücke München building and above an active underground metro line, requiring precise planning and coordination.
Strabag SE Management Board member Jörg Rösler said, “LOVT Vibe in Munich allows us to showcase the great potential of forward-looking timber hybrid construction while also demonstrating our expertise in managing complex site logistics.”
Construction is underway, with completion scheduled for the second half of 2027.
