Laing O’Rourke to build €190m London high-rise

Laing O’Rourke said it has signed contracts on the project with the developer, Derwent London, with a total value of approximately €190 million.

The 10-storey scheme, designed by Hopkins Architects, has been developed with a design for manufacturer and assembly (DfMA) strategy, with a focus on increasing the efficiency of the manufacture and assembly of the building’s components.

One of the first tasks assigned to Laing O’Rourke has been to modify the design of the building, using its own carbon calculator to identify the carbon intensity of every component within the structure.

A strategy for sustainability

The company added that modern methods of construction (MMC) will be at the heart of the build and wider aspects of the project’s delivery, including cutting the length of the main works programme by 16 weeks.

An external supply chain on the project will be integrated into the construction programme, with a remit of supporting Baker Street’s MMC strategy.

Paul McNerney, director of UK building at Laing O’Rourke, said, “We are delighted to have been chosen to deliver 19-35 Baker Street, further strengthening our relationship with Derwent London.

“We have collaborated closely with the client team for the past twelve months, and by using our product set we have co-created a DfMA solution that delivers the architectural intent of the building, enhanced sustainability credentials and programme gains.

“We are excited to get started and bring to life an exciting vision and a building that supports Derwent’s sustainability strategy.”
