Balfour Beatty breaks ground on US$260m tower in Washington D.C.

UK-based Balfour Beatty’s US construction arm has started work on a US$260 million residential tower in Washington, D.C., marking the final phase of the long-running Portals Complex near the Tidal Basin in the US’ capital city.

Known as Portals IV, the 525,000 sq ft building will include 356 market-rate apartments and a suite of high-end amenities, including a rooftop pool, coworking spaces, game lounge, dog spa, and fitness centre.

The site is located at 1301 Maryland Avenue SW, next to D.C.’s National Mall and Memorial Parks and within a mixed-use precinct that also includes three office buildings and a hotel.

Delivered by the contractor’s US-based division – in partnership with developer Republic Properties – completion is expected in 2027. Design partners include WDG Architecture and Akseizer Design Group.

When finished, Portals IV will complete the nearly 3 million sq ft Portals Complex, one of the largest coordinated developments in southwest D.C.

The project adds to Balfour Beatty’s growing portfolio of US work, which includes major residential, federal, and infrastructure contracts. Alongside this new build, the contractor is also delivering large-scale transportation projects such as the $889 million I-30 highway reconstruction in Texas, which was awarded earlier this year.
